A holding deposit equivalent to one weeks rent will be payable to secure a property subject to satisfactory referencing.
There are four grounds on which holding deposit can be withheld:
1. If the tenant(s) pulls out of the tenancy before the contracts are signed.
2. If the tenant fails a Right to Rent check. We are not lawfully as agents and landlords allowed to let property to somebody that does not have the right to live in the United Kingdom.
3. If the tenant(s) provides false or misleading information.
4. If the tenant does not enter the agreement by the deadline. If the tenant(s) is dragging their feet and not responding to emails, not giving the referencing agency what they need for longer than 15 days, they would also forfeit the holding deposit.
During the tenancy period a charge of £50.00 including VAT will apply if there is a necessary change of the tenancy agreement. A charge of £15.00 including VAT per hour during outside normal working hours will apply should the tenant(s) be unable to access their property. The tenant(s) will incur the cost of replacement keys, locks or security devices.
